Summer may have stuck around a little longer than we thought it would, but Northern Michigan's winter weather is officially here. As we gear up for the most wonderful time of the year, we also need to prepare our properties for the temperature changes that come with it. Here is how to prevent water damage this winter.
1. Insulate pipes exposed to freezing temperatures
Basements, crawl spaces, and garages are areas where insulation can be lacking, which is why pipes burst there more often.
2. Keep faucets dripping during hard freezes
A steady drip, paired with opening bathroom and kitchen cabinets, can keep enough warm air circulating to prevent freezing.
3. Seal gaps and cracks with caulk
Cold air seeping in can bring even well-insulated spaces down to freezing temperatures.
4. Keep the heat on when you are away
Unless you plan on fully winterizing your property, keep your heat at 60 degrees or above. That keeps the house warm enough to prevent freezes inside while you are gone.
5. Disconnect and turn off outdoor faucets
Remove outside hoses and shut off or disconnect any faucets you will not need over the winter.
6. Rake snow off your roof
Stay on top of snow along your roofline so ice does not damage shingles or let water into your home.
7. Keep your gutters clean
Clean your gutters at least once a year, before winter. Leaves and debris in gutters play a big role in ice damming.
8. Have someone check on your property during long absences
If you do not have friends or family nearby who can check on your home, a professional can stop by periodically for a fee and let you know if anything looks wrong. If water damage is found, a plumber can be called to stop the source and a mitigation crew can be on site within a few hours to start drying. Here is what to do in the meantime.
9. Look up now and then
Check your ceilings every so often for signs of water coming from the roof or pipes. If you find damage, follow these steps.
