Mold remediation.
Mold is always a moisture problem first. We find the source, contain the area so spores do not spread, remove the mold, and make sure the moisture that caused it is gone.

Fix the cause, not just the stain.
Mold grows when moisture goes unnoticed. If the moisture source is still there, the mold will come back, so professional remediation starts at the source. Our certified technicians pinpoint where the moisture is coming from and plan the work around fixing it.
Common sources we find in Northern Michigan homes and cottages:
- Water damage that was never properly dried
- Leaking pipes and fixtures
- Damaged roofs and ice dams
- Unsealed doors and windows
- High humidity in basements, crawlspaces, and closed-up cottages
- Condensation in winter and poor ventilation
What to do until help arrives.
Found mold? Stay calm. Most molds are not dangerous, and reactions vary a lot from person to person. Until we can take a look, these steps protect you and keep it from spreading.
Do
- Stay out of the affected area as much as you can.
- Find and stop the water or moisture source if you can. Mold always comes from moisture.
- Turn off the furnace or air conditioning and cover vents in the affected area until we can look at it.
- Call a doctor right away if anyone is having what seems to be a reaction to mold.
Do not
- Do not point a fan at mold or run fans in the area. Moving air blows mold spores into clean parts of the house.
- Do not scrub or clean it with bleach. It can make the problem look better without removing it.
- Do not tear out moldy materials yourself. Disturbing mold releases spores.
How mold remediation works.
$275 mold inspection and estimate, goes toward your final bill.
- 1
Visual inspection
We inspect the affected areas, look for the moisture source, and give you a written estimate. The visual inspection and estimate is $275, and it goes toward your final bill if you move forward.
- 2
Contain the area
The work area is sealed off and kept under control so spores do not travel to the rest of the building.
- 3
Remove and dispose
Contaminated materials are removed with controlled demolition and disposed of safely.
- 4
Clean and sanitize
Remaining surfaces are cleaned and sanitized to return the structure to the proper Standard of Care.
- 5
Stop the moisture
We make sure the moisture problem is addressed so the mold does not come back.
Done to the industry standard.
Our mold procedures follow EPA and OSHA guidelines and the IICRC S520 standard for professional mold remediation. Proper remediation prevents further damage to the building and protects the health of everyone who lives or works in it.
We find the moisture behind the mold, and we document the work so you have a record of what was found and what was done.

Questions.
The visual mold inspection and estimate is $275. Like our water damage estimate, the fee goes toward your final bill if you move forward with the remediation.
Mold is not an after-hours emergency service. Call the office during business hours or send an estimate request and we will schedule the inspection. If the mold is from an active leak or flood, call (231) 347-7707 any time for the water.
We do not recommend it. Bleach can make mold look better on the surface without removing it from porous materials, and scrubbing releases spores. It also does nothing about the moisture that caused it.
Yes. Most of our restoration work is an insurance claim. We work directly with your insurance company, record the cause of loss and every step of the restoration in the Xactimate claim software, and send you and your insurance company regular updates on progress, so your adjuster has what they need to move the claim along.
