Duct and dryer vent cleaning.
Our custom engineered, trailer-mounted vacuum system stays outside, so only the hoses and our crew come in. It is thorough, it reduces dust and allergens, and it helps your heating and cooling system run better.

We take duct cleaning seriously.
Your furnace and air conditioner move the same air through your home over and over. Dust, pet hair, construction debris, and allergens build up in the ducts and get pushed back into every room. Proper duct cleaning and maintenance protects the indoor air quality of homes and commercial buildings alike.
We had our system custom engineered to give the highest quality cleaning. The vacuum unit stays on the trailer outside, so the dirt leaves your home instead of being stirred up inside it. Our technicians take special care to protect your furnishings during the cleaning.
How duct cleaning works.
- 1
Free inspection
Before we book, we inspect to count the supply and return vents, check the age of the home, the number of furnaces, and how accessible the ductwork is.
- 2
Protect your home
We protect floors and furnishings where the hoses come in.
- 3
Clean the system
The trailer-mounted vacuum pulls debris out of the ductwork while each run is agitated and cleaned.
- 4
Dryer vent
Add a dryer vent cleaning to clear lint and blockages from the vent line.

Our duct cleaning truck.
Duct and dryer vent cleaning has its own truck, and the custom engineered vacuum system rides on a trailer, so only the hoses and our crew come inside your home.
See the equipment in the galleryDryer vent cleaning.
Lint builds up in dryer vent lines over time, and so do bird nests and blockages. A clogged vent makes your dryer work harder, takes longer to dry clothes, and is a real fire risk. We clean the vent line from the dryer to the outside and make sure air moves freely.
- Clothes take more than one cycle to dry
- The dryer or laundry room gets hot
- You smell something burning when the dryer runs
- The outside vent flap barely opens
- It has been more than a year since the vent was cleaned
When to have your ducts cleaned.
Consider duct cleaning when any of these apply.
- You moved into a home and do not know when the ducts were last cleaned
- After a remodel or construction project
- After water, fire, or smoke damage
- Pets in the home, or someone with allergies
- Visible dust blowing from registers
What customers say.
“Your guys were absolutely incredible. I can't say enough. They're respectful, but most importantly, they did an amazing job. We've had ducts cleaned numerous times over our lives and never has anybody done the detail those two guys did.”
“Bay Area did a professional, thorough job cleaning out the heating ducts, which contained disgusting amounts of cat and dog hair. Brian was professional and a delight to have in our home. He also cleaned out the dryer duct, which had been stuffed with plastic to block pests. Could have been a fire here without their expertise.”
Questions.
It is most worth it when the ducts have real buildup: after construction or a remodel, after fire or smoke damage, with pets or allergies, or when you do not know when they were last cleaned. Our free inspection will tell you what is in there before you book.
Every system is different. We count the supply and return vents, check the age of the home, the number of furnaces, and access to the ductwork, so the estimate is accurate and we get the job done right the first time.
Estimates are free for carpet, area rug, upholstery, drapery and blind, duct, dryer vent, and tile, marble, and hardwood cleaning. Emergency water and sewage responses do not require an estimate. If you want one, it is $150, and the fee goes toward your final bill if you move forward with the mitigation. A visual mold inspection and estimate is $275, and that fee also goes toward your final bill if you move forward with the remediation.
Yes. Cleaning the HVAC system is part of a proper fire restoration, so soot is not blown back through the house, and ducts that took on water or debris should be cleaned too.
